INNOVATIVE METHODS FOR IMPROVING NOI AND ASSET VALUE IN CHALLENGING TIMES

In this economic era, maximizing available income sources and minimizing operating expenses for developers, owners, and tenants are paramount. This panel will discuss new ways to enhance asset value through operating improvements, cost controls, and ancillary income generators. Ideas to be covered will include new “green” sustainability and energy conservation programs, new and efficient construction and retrofitting technologies, and cost-efficient traffic circulation and parking methodologies. As part of the discussion, the panel will provide methods for quantifying savings for developers, owners, and lenders.

Paula Reddish Zinnemann is a principal at AP Solutions LLC, a company dedicated to providing and developing automated parking facilities for their own account, developers, and municipalities. Ms. Reddish Zinnemann previously served as the commissioner of the Department of Real Estate for the State of California as well as the chair of the Real Property Section, LACBA.

Louis Kwiker is CEO of FIRST Management Group LLC, a program administrator for government initiatives designed to reduce emissions and save money for property owners who install solar and other energy efficiency systems. Mr. Kwiker has served as chairman or president of six public and/or large private companies over a 33-year period, including Transcontinental Music Corporation, Handleman Company, Wherehouse Entertainment, Reid Plastics, Bristol Farms, and ePolicy.

Donald Shoup, Professor
UCLA Department of Urban Planning

Donald Shoup is a professor of urban planning at UCLA, where he has served as chair of the Department of Urban Planning and as director of the Institute of Transportation Studies. His research has focused on parking as a key link between transportation and land use, with important consequences for cities, the economy, and the environment. MORE>

Jonathan Smithers, Energy Discipline Leader
Arup

Jonathan Smithers is the energy discipline leader and an associate principal at Arup. He has over 25 years of experience in the energy management, engineering, and facilities management fields. He is a licensed engineer, is a certified energy manager, and holds a master's degree in mechanical engineering.
